In Brazil, the easiest way to invest in real estate assets is through FIIs (Real Estate Investment Funds). Through the 459 FIIs traded on the stock exchange, investors can gain exposure to the Brazilian real estate market without having to directly purchase a property. In January 2024, B3 reported that the market value of FIIs was around R$163 billion, excluding listed real estate companies.
Despite significant growth in recent years, the REIT market is still small compared to the US. In the United States, investors seeking exposure to the real estate market can buy shares in REITs (Real Estate Investment Trusts), whose current market value is R$1,400, or R$6.5 trillion, almost 40x larger than the Brazilian market value.
